Landlord Services

GasFix provides a comprehensive range of landlord Services to ensure your property and more importantly, your tenants are safe. Our landlord service aims to reduce your workload, save you time and give you peace of mind.

Under the Gas Safety (Installation and Use) Regulations 1998, it is the Landlords responsibility to ensure that gas appliances, pipework, fittings & chimney flues are safe within a rental property. Therefore it is important that as a Landlord that you have an annual gas safety check carried out by a qualified Gas Safe registered engineer who will provide you with a gas safety certificate otherwise known as a CP12.

Gas Safety Certificate

Our qualified Gas Safe registered engineers have extensive experience in this area and are able to carry out a comprehensive safety test on all the gas appliances within your rental property to ensure that they are safe to use. Once the gas safety check has been completed you will instantly receive a copy of the gas safety certificate. In addition this, our customer care team can assist you in organising the gas safety check by liaising with the tenants directly, saving you time!

Benefits of using GasFix For Your Landlord Services

We will organise all your gas safety certificates and inspections directly with your tenant so that you do not have to spend time making unnecessary phone calls, emails or messages. If we are unable to contact your tenant, we will inform you of this so that alternative arrangements can be made.

Upon the gas safety inspection if there are any issues identified by the gas safe engineer, the engineer will contact you from the premises making you aware of the defects and will quote for any necessary remedial work

We carry out gas certificates uptill 8pm at no extra charge

We will remind you of when your next gas safety certificate is due and we will log it on to our database so that you can be at ease

Boiler Service

Carrying out a boiler service is always strongly recommended and is highly useful to prolong the life of your boiler. Boiler servicing reduces any chance of damage and is crucial in helping to spot any potential issues. More importantly, it’s necessary to get your boiler serviced annually if you wish to keep your warranty intact!

CO2 Alarms

From the 1st October 2015, it is now a legal obligation for landlords to install and test carbon monoxide alarms in residential tenanted properties in rooms with a solid fuel appliance. The Regulations apply both to houses and flats. Failure to comply can lead to a civil penalty being imposed of up to £5,000.  If you have not installed a C02 Alarm in your residential property contact us and we can do this immediately.
