Under the Gas Safety (Installation and Use) Regulations 1998, it is the Landlords responsibility to ensure that gas appliances, pipework, fittings & chimney flues are safe within a rental property. Therefore it is important that as a Landlord that you have an annual gas safety check carried out by a qualified Gas Safe registered engineer who will provide you with a gas safety certificate otherwise known as a CP12.
Gas Safety Certificate
Our qualified Gas Safe registered engineers have extensive experience in this area and are able to carry out a comprehensive safety test on all the gas appliances within your rental property to ensure that they are safe to use. Once the gas safety check has been completed you will instantly receive a copy of the gas safety certificate. In addition this, our customer care team can assist you in organising the gas safety check by liaising with the tenants directly, saving you time!

CO2 Alarms
From the 1st October 2015, it is now a legal obligation for landlords to install and test carbon monoxide alarms in residential tenanted properties in rooms with a solid fuel appliance. The Regulations apply both to houses and flats. Failure to comply can lead to a civil penalty being imposed of up to £5,000.
